The Grandview Las Vegas – Honest Stay Review 2026

If you’ve been looking at staying in Las Vegas but don’t want to drop a fortune on a Strip hotel, there’s a good chance the Grandview Las Vegas has popped up on your radar—and for good reason.

We stayed here back in October 2024, and honestly, this ended up being one of those trips where the value was hard to ignore.

Now, before we get into everything, I want to set expectations right away—this is not a typical Vegas hotel experience. You’re not walking downstairs into a casino, there’s no nightlife built into the property, and you’re definitely not in the middle of the Strip.

But… that’s kind of the point.

What you do get here is a massive condo-style setup, a quieter environment, and a price point that’s usually way lower than anything comparable on the Strip. And depending on how you like to travel, that trade-off can actually work in your favor.

In this post, I’m going to walk you through our full experience staying at the Grandview—from the location and check-in to the rooms, amenities, and whether or not it actually makes sense for your Vegas trip.

Because this is one of those properties where if you book it for the right reasons, it’s a great stay… but if you don’t know what you’re getting into, it can feel like you picked the wrong place.

First Impressions + Location (South Strip Reality Check)

One of the first things to know about The Grandview at Las Vegas is that while it’s technically on Las Vegas Boulevard, it sits at the very southern end of it.

So yes, you’re “on the Strip,” but you’re definitely removed from the main tourist chaos.

That ended up being one of the things we actually liked most about staying here. You’re still only about 10–15 minutes from the major resorts near Mandalay Bay Resort and Casino, but far enough away that things feel quieter, less crowded, and much more relaxed overall.

The property itself is large with multiple towers spread throughout the resort, and the vibe feels much more condo-style than traditional Vegas hotel.

Check-in was quick and straightforward, although since this is a timeshare property, don’t be surprised if you get offered a tour or presentation at some point during your stay. Thankfully, it never felt overly aggressive.

Arrival + Check-In Experience

When you first pull into the property, there’s a smaller parking area right in front of the main lobby where you can unload your bags and get checked in.

The lobby itself was larger than we expected, and overall the process was quick and efficient. One thing that actually stood out was the business center area just off the lobby. They had a surprisingly large setup with computers, printers, seating areas, and space to relax if you needed to print boarding passes or get a little work done.

From there, you’ll head toward the different towers and parking areas. All of the buildings require a key card for access, which was nice from a security standpoint, and the elevators were consistently fast throughout our stay.

Parking + Getting Around the Property

One of the nice perks here is that parking is free, which in Vegas is becoming more and more of a win these days.

Most of the parking near the buildings is first come, first serve, and during the day it’s usually pretty easy to find a spot. At night though, especially later in the evening, it can get a little tighter depending on which tower you’re staying in.

There are larger parking garages toward the back of the property, so worst case, you’ll still find parking—it just might not be directly outside your building.

If you’re arriving late, the easiest move is honestly to pull up near your tower, unload your bags first, then go park afterward.

The property itself is also easy enough to navigate once you get your bearings, and because the elevators moved pretty quickly, getting up and down never really felt like a hassle.

Room Setup (Unexpected Upgrade Surprise)

This was honestly one of the biggest surprises of the stay.

We originally booked a two-bedroom condo, but when we got to the room, what they actually gave us ended up being two separate one-bedroom units connected by a shared entry setup.

So instead of one larger unit, we basically had:

• Two kitchens
• Two living spaces
• Two bathrooms
• And way more room than we realistically needed

For me and my friend, it actually worked out great and gave us a lot more privacy and space overall.

Room Layout + Features

The rooms themselves were stocked with pretty much everything you’d expect for a longer stay.

We had:

• A full kitchen with full-size appliances
• Comfortable living room setup
• Dining space
• Very comfortable beds
• And even a large soaker tub in the bathroom

The overall vibe felt much more like staying in a condo or apartment than a traditional hotel room, which is really where the value of this property starts to shine.

Who This Setup Works Best For

I think this kind of setup works especially well for:

• Friends traveling together
• Families
• Longer Vegas stays
• Or honestly anybody who just wants more room to spread out

If you’re used to squeezing into a smaller standard Strip hotel room, having a kitchen and separate living area definitely changes the experience quite a bit.

Property Layout + Amenities

The overall property at The Grandview at Las Vegas is actually much larger than we expected. Between the multiple towers, pools, parking areas, and open walkways, it feels more like a vacation condo community than a traditional hotel.

One thing we liked right away was that everything felt pretty spread out without feeling difficult to navigate. Even if your tower isn’t directly next to the main amenities, there are enough smaller pool areas and gathering spaces throughout the property that you never really feel crowded.

Pools + Outdoor Areas

The Grandview has five different heated pools spread throughout the resort along with multiple hot tubs, so you’re never too far from one no matter where your room is located.

There’s one larger main pool area, but there are also quieter pools scattered throughout the property, which was actually nice if you wanted something a little more relaxed.

They also have:

• Outdoor BBQ grilling areas
• Picnic spaces
• A small putt-putt course
• Plenty of lounge chairs and open seating areas

Overall, it’s a very easy property to settle into if you’re staying more than just a night or two.

Fitness Center

The gym setup was better than expected too.

They actually have two separate fitness rooms:

• One focused more on cardio and stretching
• Another with weight machines and strength equipment

It’s not some luxury fitness club or anything, but it was more than enough to get in a solid workout before heading out for the day.

Getting Around (Rental Car vs Uber)

If you’re flying into Las Vegas and planning to stay at The Grandview at Las Vegas, I would strongly recommend getting a rental car.

Because while the property is still technically on Las Vegas Boulevard, you’re definitely removed from the main Strip area enough that constantly relying on Uber can get old pretty quickly—not to mention expensive.

If your plan is just to stay local, maybe go across the street to South Point Hotel Casino & Spa, and relax by the pool, then you could probably get away without one.

But if you plan on:

• Exploring the Strip
• Visiting different casinos
• Going to places like Red Rock Canyon National Conservation Area
• Or just moving around Vegas freely

…having your own car makes the experience significantly easier.

The good news is freeway access from the property is excellent, so getting around town was actually very simple once you were on the road.

Pros + Cons of Staying at The Grandview Las Vegas

Like most Vegas stays, The Grandview at Las Vegas really depends on what kind of trip you’re planning.

For us, this property made a lot of sense because we wanted more space, a quieter environment, and easier access to places outside the Strip.

Pros

• Spacious condo-style rooms with full kitchens
• Multiple pools spread throughout the property
• Free parking (huge plus in Vegas now)
• Quieter and more relaxed than staying directly on the Strip
• Walking distance to South Point Hotel Casino & Spa for:
  • Restaurants
  • Casino gaming
  • Bars and entertainment
  • Bowling and movies
• Grocery stores, liquor stores, and essentials nearby
• Easier access to off-Strip activities like Red Rock Canyon National Conservation Area
• October weather made outdoor exploring and hiking much more enjoyable

Cons

• No casino directly on property
• No major restaurants or nightlife at the resort itself
• Definitely not a “walk everywhere” Vegas experience
• Uber costs can add up quickly without a rental car
• Less ideal for first-time Vegas visitors wanting nonstop Strip energy

If you book the Grandview expecting a traditional luxury Strip resort, you’ll probably leave disappointed. But if you want a comfortable home base with more space and better value, it honestly works really well.

If you’re looking for a quieter, condo-style setup with more space, free parking, and easy access around Vegas, this place honestly works really well—especially for longer stays or group trips.

It’s definitely not the right fit if you want nonstop Strip energy or luxury resort vibes, but for the price, comfort, and overall convenience, we’d absolutely stay here again.
